Is this legal advice?

No. This is a screening tool to help you decide whether a lot is worth pursuing and which questions to put to your solicitor. Always instruct a solicitor before bidding.

How is this different from reading the legal pack myself?

You can absolutely read it yourself — most experienced buyers do. The £49 review catches what tired eyes miss at 11pm on a Sunday and gives you a structured briefing rather than 80 PDF pages. The £29 appraisal is for lots you haven't decided are worth that effort yet.

What if I bid on the lot — do I get a refund?

No. The report is the product, regardless of bidding outcome. But if the report is materially wrong on a factual point (wrong comparables, miscalculated yield), email us and we'll refund and re-run it.

How fast is "2 minutes"?

The £29 appraisal is typically 60–120 seconds end to end. The £49 legal pack review is 2–5 minutes once the pack is retrieved — most auctioneers we can retrieve from instantly, some take longer.

What if you can't retrieve the legal pack?

Two cases. If the auctioneer hasn't released the pack yet, we check daily for up to 14 days and email you the moment it's available. If the auctioneer requires a manual request (Pattinson and some Allsop lots), we'll email you instructions for requesting it and a link to upload the pack to us once you have it. Either way, you don't pay again.

Which auctioneers do you support?

Every major UK auctioneer. We currently auto-retrieve from Allsop, BTG Eddisons, Auction House UK, and SDL. For others, we'll guide you through requesting the pack and you upload it to us. The £29 appraisal works regardless.

Can I get a sample before paying?

Yes — download the sample report above. It's a real lot we ran.

Do you store my legal pack?

We process the PDF, generate your report, and delete the source file within 24 hours. Reports are retained for 90 days so you can re-download them.

Why is the score blurred on the browse page?

Because that's the product. The appraisal scoring is what £29 buys. You can see the verdict (Pass, Borderline, Fail) but not the numerical score behind it until you unlock.
